Preston Rowe Paterson was instructed by Desert Knowledge Australia to undertake a comprehensive valuation and advisory review of the Desert Knowledge Precinct, a statutory, non‑market asset subject to complex leasehold, native title and governance arrangements.

  • Hypothetical unencumbered freehold valuation through rentalisation and capitalisation
  • Cost and residual land value cross‑checks
  • Present value analysis of freeholder, head lessee and sublessee interests
  • Explicit allowance for the wasting nature of long‑dated leasehold interests
  • Analysis of marriage value arising from fragmented ownership structures

This engagement demonstrates Preston Rowe Paterson’s expertise in:

  • Specialised leasehold valuation of non‑market, statutory assets subject to long dated nil rent and nominal rent lease structures
  • Complex interest separation, including freeholder, head‑lessee and multiple sub‑lessee valuations within a layered leasehold hierarchy
  • Public sector and governance focused advisory, integrating valuation outcomes with long‑term financial sustainability and precinct governance considerations
