Preston Rowe Paterson was instructed CBUS Superannuation, Capital Finance Australia Limited (lender) and Breakfast Point Pty Limited (developer) to undertake a comprehensive valuation of a large, complex waterfront industrial and energy infrastructure site, incorporating detailed assessment of land, buildings and specialist improvements within an operational and redevelopment constrained environment.

The instructions required assessment of the asset within an operational environment, having regard to existing improvements, infrastructure constraints, planning considerations and redevelopment potential. The valuation was prepared to provide a robust, defensible basis for strategic asset review and informed decision‑making in relation to a highly specialised waterfront holding.

  • Valuation of unsettled residential stock on an “as is” and “as if complete” basis;
  • Precinct‑by‑precinct valuation of super‑lots and remaining development land;
  • Gross realisation analysis across apartments, townhouses and Torrens‑title dwellings;
