Preston Rowe Paterson was instructed by GL Investment Company Pty Ltd (c/o M & L Hospitality) to provide independent valuation and advisory advice in relation to the extension of three existing head leases over Hyatt Regency Sydney and associated commercial and heritage assets.

 

The instruction required assessment of the market value implications of extending the remaining head lease term from approximately 65 years to a 99 year equivalent term, including determination of appropriate consideration payable to the freeholder, Place Management New South Wales.

 

The instruction arose in the context of competing valuation advice that adopted a land only, discount based methodology. Preston Rowe Paterson was specifically requested to critique that approach and provide an alternative valuation framework grounded in long term cash flow theory applicable to income producing assets subject to extended leasehold structures.

The analysis was benchmarked against contemporaneous hotel and commercial cash‑flow forecasts prepared for senior financing purposes.

 

 

Asset Overview:

 

The subject property comprises a major CBD mixed‑use asset located at 161 Sussex Street, Sydney, incorporating a full‑service hotel, commercial office accommodation and heritage retail buildings within a single integrated precinct.

 

The asset includes:

 

  • Hyatt Regency Sydney, an 888‑room international‑grade hotel operating as a major destination within the Sydney CBD;
  • A commercial office building comprising approximately 8,920 m² of net lettable area; and
  • Retail and heritage buildings fronting Sussex Street, contributing both income and heritage value to the wider holding.

 

Valuation Methodology

 

A multi‑stage, cash‑flow‑driven valuation framework was adopted, consistent with best practice for major income‑producing assets subject to long‑dated head lease structures.

 

The methodology comprised the following core components:
